The site originally housed the Tropicana Country Club and Golf Club Motel before Kirk Kerkorian acquired the property and began planning a new mega-resort in 1989. MGM Grand opened on December 18, 1993, with 5,005 rooms, a 171,500 sq ft casino, and a 33-acre theme park called MGM Grand Adventures (closed in 2000). The total project cost was $1 billion. The resort's dominant theme was the 1939 film The Wizard of Oz, with the hotel’s facade emerald green and lion statues throughout. In 1996, a two-year renovation removed most of the Oz theming, and further upgrades occurred in 2011–2012, 2017–2019, 2022, and 2024–2025.
