Dhalia Real Estate was founded in 1982 by brothers Mark and Christopher Grech, at a time when real estate transactions in Malta were dominated by informal village 'sensara' (middlemen). The agency started from a single office on Testaferrata Street and quickly grew by introducing several industry firsts, such as commission-based agent structures, inspection rights for listed properties, and seven-day office openings. These innovations were radical for the 1980s and fueled the company's rapid expansion.

Business Model and Innovations

Dhalia pioneered a commission-based remuneration model for agents, which shifted the industry away from fixed fees and incentivized performance. It also established inspection rights, allowing agents to list and show properties more effectively. The company was an early adopter of extended business hours, opening seven days a week, which set a new standard in Maltese real estate. Over time, Dhalia embraced technology, launching a mobile property search app and digital databases to streamline operations.

Products and Services

The agency offers a full range of residential and commercial property services, including sales, rentals, property management, and lettings. Its product portfolio includes the Dhalia Letting Department, launched in partnership with QuickLets in October 2025, the Dhalia Malta Property Search app for iOS, and the MFHEA-accredited Award in Commercial Real Estate training programme. Dhalia also produces an annual property report in collaboration with Grant Thornton Malta, providing market insights.

Leadership and Recent Developments

In 2025, Adrian Grech, who served as CFO for 19 years, was appointed CEO, succeeding Alan Grima. Grima, who had been CEO since 2016 and previously CIO, transitioned to Director of Marketing & IT. This leadership change underscores Dhalia's focus on combining financial expertise with digital transformation. The company also became the first real estate agency in Malta to receive official accreditation from the Malta Further and Higher Education Authority (MFHEA) for its commercial real estate programme.

Market Position

Dhalia is the largest privately-owned real estate network in Malta and Gozo, with 18 branches and over 140 employees. It competes with boutique agencies and international portals, but its extensive branch network, long history, and recent strategic partnerships with QuickLets position it as a resilient and forward-looking player in the Maltese property sector.
