Wynn Macau Gets Green Light for Wynn Palace Expansion with New Hotel and Entertainment Venues

Wynn Macau has obtained approval to amend its land concession contract on the Cotai Strip, officially enabling a significant upgrade of the Wynn Palace resort. The revised agreement, which fully replaces the previous land concession, was published in Macau's Official Gazette on 22 July 2026.

Expansion Details

Under the fresh terms, Wynn Macau and its wholly owned indirect subsidiary, Palo Real Estate Company Limited, are authorized to construct a new five-star hotel, a theatre, and an event and entertainment centre on the existing Cotai site. The Macau government has set a maximum of 60 months from the gazette publication date for Palo to complete the development of the expanded resort.

Financial Terms

As part of the deal, Palo must pay a one-off land premium of MOP652.3 million, which the company says will be covered from its available cash reserves. The annual rent for the enlarged property will increase to approximately MOP9.48 million, with the government retaining the right to review this amount every five years starting from the date of the amended agreement. Additionally, Palo is required to provide a deposit or bank guarantee equivalent to the revised annual rent.

The expansion adds more non-gaming attractions to Wynn Palace, reflecting the broader industry trend in Macau where operators are investing heavily in tourism and entertainment alongside their casino operations. The inclusion of a dedicated theatre and event space is expected to boost the resort's appeal for conferences, shows, and other large gatherings.

Background

The original land concession for the approximately 51-acre Cotai site was accepted in 2012, under which Wynn Macau, as a gaming concessionaire, is obligated to manage and operate the gaming activities. The current concession runs until 1 May 2037 and contains provisions for successive renewals in accordance with Macau law.
